Valentine’s in the Tri-Cities!

With Valentines Day right around we corner we thought it would be nice to make a list of our favourite places to dine in the Tri-Cities. Sharing Valentines day with the little ones? We’ve also included a fun activity for the whole family!

Port Moody

Grab a table at one of Port Moody’s newest and most popular spots! Pizzeria Spaccia Napoli located at 2801 St Johns St never disappoints! Their wood fired oven produces the most delicious pizzas (plus it was handcrafted in Naples, Italy!). We are big fans of this restaurant for the cozy atmosphere, friendly staff and drool-worthy pizza. A must-visit.

You really can not go wrong with Rosa’s, Port Moody’s beloved authentic Italian restaurant. We can’t think of a more romantic Valentine’s date in the Tri-Cities! Located at 2331 Clarke Street, Rosa’s offers an intimate atmosphere and an excellent selection of Italian dishes, along with a fabulous staff who treat you like family. Show up early — this spot fills up fast!

Port Moody’s newest restaurant offers two of our favourite things — tacos and beer! Taps and Tacos is located right by Rocky Point Park and Brewers Row at 97 Moody St. Offering a wide selection of craft beers, delicious tacos and burritos, and a loft-style feel with a trendy vibe, this restaurant would be a great Valentines Day choice.

Coquitlam

Our friends at Joey Coquitlam will be sure to take care of you when you stop in for your Valentines date! Jordon and Ashley actually met while working at Joeys years ago, so you could say that they’re pretty familiar with the menu. Our advice? Order the chocolate soufflé for dessert … you will not be disappointed! Location: 550 Lougheed Hwy.

The Keg Coquitlam is another one of those restaurants you just can’t go wrong with. Choose from their extensive wine list, pair it with a perfectly cooked steak, and save room for dessert! I mean, who doesn’t love the Keg? Located at 2991 Lougheed Hwy.

Want to try something new? The Wild Fig at the Executive Plaza Hotel in Coquitlam might be the spot for you! Offering global dishes, an elegant atmosphere and occasional live music, this restaurant + lounge is definitely one you should try! It’s located right by our office (Sutton Group West Coast) at 405 North Rd.

Port Coquitlam

Earl’s Port Coquitlam at Shaughnessy and Lougheed is well-known, easy to get to and offers a great variety of dinner options for your date night! Enjoy cocktails and appies followed by dinner and dessert.

Orrange Kitchen + Bar is a great spot to snag a table for two and enjoy your Valentines Day meal. Offering occasional live music and a cool vibe, this is a great place for cocktails and dinner! Try the bang bang beans and yorkshire beef dip. Yum! Located at 1125 Nicola Ave.

Want to skip the wait for a table? Order take out from one of these great spots and enjoy a candlelit dinner and a movie at home!

Upsizing: Why Now May be the Perfect Time to Upgrade

Historically, it has been difficult for home buyers to make the jump from an attached home to a detached home, as houses have almost always outperformed condos and townhouses. This past year (click here for a 2017 recap) has offered an opportunity to make that jump more easily.

In 2017, condo prices saw a 26% increase, while townhouses went up 18%. For condo owners looking to upsize, these numbers definitely fall in their favour. For example, if you owned a condo last year worth $400,000, your market value has gone up just over $100,000 to bring it to $504,000 (congratulations!). The more money you have made on your condo, the easier it will be to enter the townhouse (or house) market.

Why make the move from a condo to a townhouse? What’s the difference? Well, typically you will get more square footage in a townhouse. This is ideal for growing families, couples who need more space or professionals seeking a more useable home office space. Another bonus is that many townhouses come with private garages, allowing you to skip fobbing into your underground and catching the elevator up. A garage also provides convenient storage space that is easy to access. Townhouses also offer multiple levels of living space, and often lower maintenance fees (depending on the complex) as there are typically fewer units and fewer amenities offered.

For those who own townhouses, townhouse prices went up 18% in 2017, while houses only saw an 8% increase in pricing. So, generally speaking, if your townhouse was worth $600,000 last year, your market value now sits around $708,000. If you own a house that was worth $1,000,000 last year, your market value now sits around $1,080,000. As you can see, the gap between the two is much smaller than what we typically see.

Why make the move from a townhouse to a detached home? Owning land has always been the most lucrative form of home ownership. Ever heard Mark Twain’s famous quote “buy land, they aren’t making it anymore”? Usually buying a house means upsizing to more space with a bigger yard. It also means getting rid of strata fees (unless you buy a strata home) and gaining the ability to alter and renovate your home without obtaining strata approval. Don’t forget to buy a lawn mower! That’s your job now!

First-Time Buyers Get Help With Your Downpayment! Details and FAQ

BC HOME Partnership: ‘Interest-Free’ Down-Payment loans to First-Time Buyers

Beginning as of January 2017, the BC Government is implementing a “Homeowner Mortgage and Equity Partnership Program” to first-time homebuyers. The program provides repayable down payment assistance loans up to a maximum of 5% (or $37,500) over a 25-year period. The interest-free and payment-free portion of the loan will last for the first five years. The repayment schedule will operate at current interest rates over the remaining 20 years. The program offers assistance to first-time homebuyers with a combined gross household income of $150,000 or less and applies to purchases of homes with a maximum value of $750,000. Applicants must be Canadian citizens or permanent residents of five years who have lived in B.C. for at least a year.   • The loan is only available to first-time homebuyers.
  • Three- year province-wide program with loans advanced between January

  • Must be pre-approved for an insured high-ratio mortgage for at least 80 percent of the home’s purchase price.
  • The payment per $10,000.00 borrowed will be ~$50.00 per month.
  • The Mortgage Insurance (CMHC) premium will be ~$250.00 higher per
  • $100,000 borrowed.The home must be maintained as your principal residence for the first five
  • The home must be maintained as your principal residence for the first five years (or less if the loan is paid in full). The loan must be repaid in full when the home is sold or transferred to another owner.
  • Can be paid out penalty-free at any time.
  • No limits on the number of loans issued by the government each year.

Tips for Throwing a Merry, Memorable & Affordable Christmas Party

Christmas really is the most wonderful time of the year, and what better way to celebrate than with family and friends?! Throwing a Christmas Party is so much fun — here are some tips to get you through the planning and set up.

#1. The TREE! It’s all about the tree (second to the food… which is second to the wine). Be sure to have your tree up and decorated in time for your party. Don’t have one? Keep an eye on Black Friday sales or other sales leading up to Christmas. The Bay‘s One Day Sales are fantastic and they tend to offer great deals on their trees. IKEA also offers reasonably priced trees, along with well-priced decorations. And of course, if the option is available to you, go out and get a real tree!  Too early for presents? Wrap up some empty boxes to throw under the tree.

#2. Once your guests have admired your tree, offer them a beverage! You can’t go wrong with a self-serve punch bowl (with or without the vodka!) — the ingredients are cheap and easy & it tastes great! It also doesn’t hurt to have some eggnog in the fridge if you’re feeling festive. As for wine, Everything Wine offers some good deals on select bottles (and they deliver!!). Another option is having your guests each bring 1-2 bottles so that you only have to worry about the food! That’s fair!

#3. Food! There are so many options when it comes to food for the party. Keep it casual with easy appetizers and snacks — you can’t go wrong with Costco! Plus throw in some baked goods if you get the time to bake (otherwise pick some up at the store). Another option is a pot-luck style dinner! Have each guest bring a dish and dig in! If you want to go all out, invite a friend or two over early and get cooking! Turkey, stuffing, veggies, mashed potatoes, the whole nine yards. If you’re doing a sit-down dinner, make sure you know how many people to expect in case you need to rent chairs/tables/glassware. And don’t forget the table cloths to make for a quicker clean-up!

#4. You NEED a good Christmas music playlist! Get onto your Apple Music account or however, else you stream music and compile all of your favourite Christmas songs — mix it up by adding some classics, along with some more modern Christmas songs. Another option is always the Holiday Favourites channel on TV (channel 428 for Shaw) or the good ol’ fire log! Turn it into a drinking game every time the mysterious hand replaces a log. #5. Decor. Christmas decorations can be expensive, and if you haven’t been building up your collection for a few years, the thought of getting your home Christmas-ready can be a bit daunting. IKEA, Walmart, Superstore and the Dollar Store are your friends. Walmart has lots of garland and general decor options under $10. Grab a simple, cheap wreath and cluster some candles in the middle of it on the coffee table and there you have a centre piece! Grab some mistletoe at your local florist and hang it in a sneaky spot to surprise your guests! Create a photo background on a blank wall by taping up some gift wrap or getting creative with a roll of white paper and cut-outs/sharpies — this always makes for fun memories for your guests. If it’s available to you, borrow some decorations from mom & dad or any other family members or friends who might be willing to lend you some Christmassy decor for the night!

#6. Keeping the night fun! Bring out some board games or create your own fun Christmas games! Have kids in attendance? Have some Christmas-themed colouring sheets printed out for them, gingerbread men or houses ready to be decorated and maybe a Christmas cartoon on in another room. Actually, do those things anyway because who doesn’t love building a good gingerbread house?!

#7. HAVE FUN! All that really matters at the end of the night is that you got some quality time with your friends and/or family. Enjoy yourself and make amazing memories that will make you smile all holiday season long!

Home Improvements: The Best & Worst

Best:

  1. Front Door Make-Over: Whether you re-paint it, or get a new one, this is considered one of the best investments.
  2. Paint: A fresh coat of paint looks clean and updated. This spells value!
  3. Kitchen or Bathroom Remodel: Kitchen remodels typically get you around an 80% return on your investment, with bathrooms following not too far behind. Keep in mind that granite countertops add to overall value more than any other material. And remember, your home should have at least one bathtub!
  4. Deck: A deck generates about an 85% return on your investment, while a patio only gets you between 30-60%.
  5. You can’t go wrong with: new windows, new siding, or turning an attic into a bedroom

Worst:

  1. Pools: They’re very costly, and don’t do much for a home’s value. Many prospective buyers may be turned off by the maintenance and insurance costs.
  2. Sunrooms: They can be beautiful, but aren’t necessarily a smart investment. With an average return of less than 60%, you’re better off to spring for a deck that is actually less expensive with a higher return.
  3. Homes Offices: If you turn one of the bedrooms into an office, ensure that it can be converted back to a bedroom easily. Home buyers prefer an extra bedroom to office space.
  4. Garages: Adding an addition to a garage can be very costly, and gets you an approximate 60% return. You’re better off to insert storage units or shelving in the home.
  5. Master Suites: Upgrading your master bedroom typically results in a loss of about 40% of your investment. Focus on kitchens and bathrooms if you’re looking to upgrade!

Mortgage Insurance Premium Rising for Buyers With Less Than 10% Down

Effective June 1st, 2015, the mortgage loan insurance premium for homebuyers with less than a 10% downpayment will increase by approximately 15% through CMHC mortgage default insurance.

Mortgage default insurance is required if you put less than 20% down. Note that for $1,000,000 + homes, a minimum downpayment of 20% is required.

Example: If you bought a home today with 5% down, and needed a mortgage of $350,000, your CMHC insurance premium would be: 
$350,000 x 3.15% = $11,025

If you waited until after June 1 with this same scenario, your new CMHC premium would be:
$350,000 x 3.60% = $12,600

10 Reasons to get a Home Inspection

#10 – Improper Materials For Climate

There is a big difference between materials intended for dry summer heat in Southern California and materials that can stand up to 6 months of cold, wet, and sometimes frozen in BC’s lower mainland. Your home inspector can tell you about risks of materials and installation methods in your home.

 

#9 – Age of Equipment and Materials

Life cycles of house equipment range from 8 years to 100 years however around 20 years, all sorts of equipment starts to reach the end of its expected service life. Your home inspector can tell you what equipment or materials may need to be budgeted for replacement soon.

 

#8 – Amateur Renovations

“If you think it’s expensive to hire a professional to do the job, wait until you hire an amateur.” – Fred Adair. Amateur renovations can cost big bucks to ‘fix’ and in some cases you may be putting your families safety at risk. Your home inspector will help you know if your home is safe and solid.

 

#7 – Builder Errors

Builders are people and they can make mistakes too. Worse yet, builders hire and trust sub-trades who often don’t even have qualified or experienced people on the job. Missing insulation, improper installation of materials, and broken materials are not uncommon to discover in a home inspection in brand new homes and can even lay dormant for years after.

 

#6 – Leaking Water Pipes

In new homes, drain lines not connected properly or incorrectly installed whirlpool tubs can cause a surprising disaster on move in. In used homes, normal wear and tear, recent renovations, or long unused equipment can often leak when tested. Your home inspector will check all your pipes for signs of leaks and help prevent expensive surprises.

 

#5 – Because Your Realtor Advised You Too

A good realtor has ’seen it all’ when it comes to homes and knows that just because it looks good does not mean it is well put together. When your realtor says you need to get a home inspection they are not trying to spend your money, they are trying to protect you from unexpected costs.

 

#4 – Poor Maintenance

A $6 tube of caulking at the right time can save thousands of dollars at the wrong time. Basic paint and maintenance is part of home ownership but too many home owners have no idea how to do maintenance and by the time a home inspector arrives there are expensive damages that could have been prevented. Your home inspector will help you know if your new home was properly cared for.

 

#3 – Lipstick on a Pig

There are 3 types of home renovators, professionals, amateurs, and con-artists. Professionals and amateurs generally are trying to get it right (with mixed results) but the con-artist is all about making money quick. Don’t be fooled by granite countertops and stainless steel appliances in that renovation if the roof and the furnace are about to fail. Your home inspectors experience will tell you if you have quality work or not.

 

#2 – For the Safety of Your Family

Your dream home could be a death trap. Emergency exits, carbon monoxide, missing smoke/fire alarms, missing handrails, electrical fires, and so much more could be wrong with your new house and could cause your family harm now or in the future. Your home inspector is trained to look for and report on life safety concerns.

 

#1 – You Can’t Afford Not To

With average house prices approaching $1,000,000, a $500 house inspection is 0.05% of the purchase price and well less than a typical single mortgage payment. This is a small fee compared to the costs of home ownership and purchasing but could save you thousands of dollars in unexpected costs and perhaps even save your life.
